What is a strip out?
A strip out is the process of removing internal elements of a building.
Commercial strip out (also sometimes termed enabling strip out) is the process of removing elements from the inside & outside of a property to:

Enable exploratory work & de-risk future development

Satisfy tenant exit conditions at the end of a commercial lease

Zero-rate a property (zero-rating saves on business rates via empty building relief)
Soft strip out
Soft strip out includes the careful removal of

Kitchen and sanitary facilities
Soft strip out can also include large items that require expert deconstruction and dismantling such as plant rooms & rooftop plant, escalators, lifts, mezzanine floors and roller shutters.
Internal demolition
Internal demolition involves the controlled removal of structural and non-structural elements within a building, without affecting the external structure or shell. It is more invasive than a soft strip and often includes structural modifications.

Concrete slabs and staircases

M&E strip out
An M&E strip out refers to the removal of mechanical
and electrical (M&E) systems from a building.

and air conditioning units, including ductwork and fans -
Boilers and chillers

Pumps and pipework – including chilled and hot water systems

Air handling units (AHUs)

Sprinkler systems and other fire suppression systems

Power distribution systems – including cabling, trunking,
and switchgear -
Lighting systems – internal and external
